Garage Door Perimeter Weatherstrip

A length of weatherstrip along the right jamb has pulled away, nails and all, and it slaps against the trim every time the wind picks up. The wood behind it is dark and soft where it meets the floor.

In plain words

Winter is what wears a perimeter seal out here. Sun and cold cycles harden the vinyl until it cracks, freezing rain glues the fin to the door so the opener tears it, and salty slush sits against the bottom of the jambs and rots the wood the strip is nailed to. One visit deals with all of that: soft wood at the base of the jamb is cut out and replaced, fresh seal is fitted in continuous lengths with the corners overlapped, and the fin is wiped with silicone so ice does not bond to it. The garage stays drier and calmer through the next freeze-thaw season.

The call
With the door closed and the garage lights off, a thin bright line runs down the whole left side of the opening. You can see the neighbour's fence through it. The strip that should close that gap has shrunk back from the door.

How the visit goes

  1. Scene 1

What kind of seal is there now

Openings carry different seals depending on their age and who last worked on them. Many older garages have a painted wood stop with a flexible vinyl fin nailed to its face. Newer installations often have a one-piece vinyl stop with the fin moulded in. Some commercial and premium doors use an aluminum retainer with a slide-in rubber insert, or a brush seal. The technician identifies which is present, whether the rigid part is sound enough to keep, and what the fastening was, because that decides whether a new fin goes onto the existing stop or the whole stop is replaced.

  2. Scene 2

Taking off the old strip cleanly

The old fin or stop comes off with a flat bar worked behind it a little at a time, so the trim and any brickmould stay intact. Nails are drawn with end-cutting pliers rather than hammered through, staples are lifted, and any old adhesive is scraped back to bare surface. Where the whole wood stop is being replaced with a one-piece vinyl stop, the stop is freed along its length and lifted out, and the paint ridge it leaves is knocked down so the new moulding sits flat. The bare jamb is brushed clean and any loose paint at the edges is removed before anything new goes on.

  3. Scene 3

Corners that stay closed to pests

With the header and side fins overlapped, the small square holes that mice and wasps used are gone. Keep them that way by checking the four corners each autumn, when animals are looking for warmth, and pressing any lifted corner back into place. The point where the side seal meets the bottom seal on the door is worth a look too, since the bottom seal wears on its own schedule. A clear threshold, with leaves swept away from the door, removes the shelter pests use to work at a corner. Sealing the perimeter is one of the simpler parts of keeping a garage pest-free.

What shapes the quoteClearview Garage Door Services

Corner detailing
Mitred corners on a one-piece stop, or fitting round an unusual trim profile, take more cutting and fitting than butted corners on a plain jamb.
Jamb material
Wood jambs take nails; steel or aluminum-clad jambs need screws and sometimes a backing piece, and masonry openings need a different fixing altogether, each with its own time and hardware.
Colour and profile
Standard colours and fin widths are carried on the truck. A less common colour, an extra-wide fin or a commercial retainer with insert may be a special order, with the difference noted.

Answers in plain language

What information helps when I book?

The size of the door and whether it is single or double, where you see daylight or feel drafts, whether the existing seal is a strip on a wood stop or a one-piece moulding, the colour of the trim, whether the wood near the floor feels soft, and whether the garage is attached or heated. Photos of the closed door from inside with the lights off, and of each corner from outside, are very useful.

What colours does perimeter weatherstrip come in?

Standard ranges cover white, almond, brown, grey, black and a sandstone or clay tone, which between them match most trim, garage door and brickmould colours. The technician brings the colour that suits your trim once you describe it or send a photo. A one-piece vinyl stop is coloured through, so it does not show scratches, and a fin on a painted wood stop can be matched to the paint.

Can the seal be replaced in winter?

Yes. The technician keeps the lengths warm in the van until the moment they are fitted, because cold vinyl is stiff and can split at a fastener, and works with the door closed so the garage is not open to the weather for long. Jamb repairs can be done in the cold as well. Many households have it done in autumn or winter because that is when the gaps make themselves felt.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 27 in 100 homes · newer homes
  • About 27% of homes in Oakville were built in 1980 or earlier, according to the 2021 Census.Where homes are newer, the garage is usually attached and often has living space over it, so the door forms part of the insulated envelope. Insulated panels, tight perimeter weatherstrip and a good bottom seal make a real difference to the comfort of the room above.
  • Single-detached houses make up about 59% of homes in Oakville (2021 Census). In areas mixing houses with townhouses and condos, a technician often works on several doors on one street, some owned outright and some looked after by management. Scheduling them together saves everyone time, and we are glad to plan a visit that covers the group.
