Advice from the workshop

New to owning a garage door, or new to this one? These guides walk through what the parts are called, how the door should behave, and what a healthy door sounds like.

Repair & Maintenance

Does winter change what you look for?

Yes, mostly at floor level. Months of slush and road salt reach the lowest hinges, the bottom brackets and the loop of each cable before anything else on the door, so those get a close look for rust. The technician also checks whether the bottom seal has been freezing to the slab, how the drive has coped with cold, stiff starts, and whether frost or salt film has been blinding the sensors near the floor. Garage Door Safety Inspection

What should I do if the bottom seal freezes to the floor?

Do not keep pressing the button; the opener can tear the seal or pull the top section out of shape. Free the seal by clearing the ice along the threshold, with warm water poured on the concrete rather than the door, or by working a plastic scraper along the seal. Then treat the seal with a silicone spray. Keeping snow and meltwater cleared from the threshold and keeping the seal flexible with silicone prevents most repeats. Garage Door Tune-Up

Can I just push the roller back into the track myself?

The roller is only the visible part of the problem. Behind it are cables and springs holding the door's weight unevenly, and a door can drop or swing when a section is moved without the load taken off first. A trained technician clamps the door, releases the tension in a controlled way and seats the rollers in order. Leaving it to that process protects both you and the sections themselves. What happens to the opener during the work?

It is disconnected at the release cord and unplugged before any hardware comes off, so the motor cannot pull on a door that is missing a section. After the new section is in and the door has been balanced by hand, the opener is reconnected and tested: its reversal against a board on the floor and its photo-eyes are checked every time, and the open and close limits or the force setting are reset only if that check shows they need it. Springs & Hardware

Will new rollers make my door quieter?

Usually, and often dramatically. Rollers are the only part of the door that touches the track, so most of a door's clatter starts there. Moving from worn steel or bare plastic wheels to nylon ball-bearing rollers changes the sound more than any other single part. The rest of the quiet comes from the same visit: hinges lubricated, loose bolts tightened, the track squared so nothing rubs. Springs can still squeak on their own, and the technician can treat those separately. Garage Door Roller Replacement

Is the bracket at the bottom corner a hinge too?

No, and it is the one piece of hardware on the door that stays untouched during hinge work. The bottom bracket in each lower corner holds the bottom roller and anchors the lift cable, so it carries spring tension whenever the springs are wound. Many manufacturers fit tamper-resistant fasteners there. Changing a bottom bracket means unloading the springs first, which is a separate job with its own method. Garage Door Hinge Replacement

Why is there a gap between the track and the edge of the door?

That gap is intentional. The rollers sit on stems that reach out from the hinges, and the track stands a set distance from the door so the wheels ride in the channel without the door's edge touching the track. The gap should be equal on both sides and slightly larger at the top of the vertical run, which is the taper that lets the door seal at the stop and release on opening. Unequal gaps are a sign the track has moved. Garage Door Track Repair or Replacement

Why is the door sitting crooked in the opening?

Each corner of the door is held by its own cable. When one cable stretches, slips its drum or breaks, that corner loses its lift and drops while the other stays up, so the door tips and usually wedges against the track. Setting both cables to the same length and tension is part of every cable replacement, and it is what brings the door back level. Garage Door Cable Replacement

Openers & Access

Why does the door stop just above the floor and reverse?

Two usual reasons. The travel limit is set a fraction too long, so the door reaches the slab, meets it harder than expected and interprets that as an obstruction. Or the bottom seal has stiffened or frozen and the last few centimetres take more force than the setting allows. Both are adjusted after the door is checked for balance, and the fix is confirmed by closing the door several times and running the contact reversal test. Garage Door Opener Diagnosis and Repair

How do I know whether my opener is a chain drive?

Look along the rail from the motor head to the door. A chain drive shows a steel roller chain, like a heavier bicycle chain, running along the top or inside a channel of the rail and over a toothed sprocket on top of the head. A belt drive has a flat rubber belt in the same place, and a screw drive has a threaded steel rod inside the rail with no chain or belt at all. Chain-Drive Opener Repair

Why is the door tested by hand before the belt is touched?

Because the belt guides the door; the springs carry it. A door that lifts with moderate effort and stays put a metre off the floor is balanced, and a belt on that door lasts. A door that drops or drifts is loading the belt, trolley and sprocket far beyond their design, so a new belt would wear the same way. Spring work comes first in that case. Belt-Drive Opener Repair

How do I test the safety reversal myself?

Two checks, once a month, each starting with the door fully open. For the first, set a scrap of 2x4 flat on the concrete where the door will land and press the close button; the moment it meets the wood it should climb back to the top. For the second, start the door closing and pass a broom or your arm across the low sensor beam; it should reverse just the same. Any hesitation means a small adjustment is due. Installation & Upgrades

What happens to my current opener?

Its condition, intended capacity, rail position and connection geometry are reviewed against the proposed door. If it is suitable and included in the scope, it can be reconnected after the new door passes manual travel and balance checks. Limits, photo eyes, reversal response and emergency release are then tested for the completed system. Sectional Garage Door Replacement

What does an R-value tell me?

An R-value describes resistance to heat flow under stated test conditions. It is useful only when you know whether the figure applies to insulation material, a section or the complete door assembly. Ask for the published basis for the exact model. Air movement at joints, windows, perimeter seals and floor gaps also affects how the garage feels in real weather. Insulated Steel Garage Door Installation

How is the new door tested after installation?

Technicians cycle it by hand to assess balance, cable tracking, roller travel, clearances, and seal contact. After the operator is connected, they set the open and close limits, confirm the manual release, interrupt the photoelectric beam, and conduct the prescribed contact-reversal check. Hardware and reinforcement receive a final visual review with the door closed and raised. Wind-Rated Garage Door Replacement

Which materials are used for carriage-house garage doors?

Common choices include embossed steel sections, insulated steel with composite overlays, and wood or wood-faced sectional construction. They differ in weight, surface depth, grain, moisture response and care. Samples are helpful because photographs can flatten texture and alter colour. The chosen construction also guides spring sizing, reinforcement, fasteners and the kind of finish maintenance expected later. Carriage-House Garage Door Installation
