Photo-eyes, the auto-reverse force setting and a balanced door are what stand between a closing door and a child, a pet or a bicycle wheel. On every visit in Clearview we test all three, correct whatever has drifted, and explain how you can check them yourself between visits.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 27 in 100 homes · newer homes
  • About 27% of homes in Oakville were built in 1980 or earlier, according to the 2021 Census.Newer houses often have a double door over a two-car garage, which means a heavier door, a pair of torsion springs and cables that must be matched exactly. Replacing springs on these doors is done in pairs so the door lifts level and the opener is not fighting one side.
  • Single-detached houses make up about 59% of homes in Oakville (2021 Census).Where housing is mixed, the doors are mixed as well: wide insulated doubles, narrow singles in rows and the occasional rolling door on a small commercial unit at the corner. Spring type, cable length and opener strength are matched to each door individually.

Garage Door Panel Replacement

The call
After an overnight freeze the door stuck to the slab, the opener strained, and something gave. The bottom section is bowed inward, one hinge has torn free of its screws, and the rubber seal along the bottom no longer sits flat.
First step
Keeping the door safe until the new section arrives

Garage Door Bottom Seal Replacement

Gloved hands setting a black rubber seal along the base of a white garage door, holding a ribbed strip over paving stones. — Garage Door Bottom Seal Replacement, Clearview
The call
The garage doubles as a workshop, and with the heater running the floor near the door stays cold and the draft finds your ankles at the bench. When the wind is up you can feel the air moving under the door.
First step
Is the door hanging level?

Garage Door Roller Replacement

The call
Halfway up, the door hesitates and the opener strains before it carries on. Pulled by hand with the opener released, you feel the same catch at the same height, as if a wheel is dragging instead of turning.

Extension Spring Replacement

Two detached extension springs with hooked ends on a garage bench. — Extension Spring Replacement, Clearview
The call
A bang like a dropped toolbox came from the garage last night. This morning one of the long springs beside the track hangs in two pieces, and the door will only rise a few inches before the opener gives up and stops.
First step
Torsion or extension, and which extension layout

ScaleNot to scale

If the opener sounds like it is lifting a piano, the springs have probably weakened. Motors are built to guide a balanced door, not to hoist it, so restoring the spring tension protects the opener as much as the door.

  1. Part 1The panels

    Garage Door Panel Replacement

Rust has crept along the bottom edge of the lowest section. What began as bubbling paint is now a soft, flaking strip, the seal retainer is working loose, and a screwdriver pressed against the worst spot goes through the steel.

  2. Part 2The springs

    Torsion Spring Replacement

The door drops the last stretch to the floor rather than settling, and when you stop it halfway by hand it slides down instead of staying put. Balance has drifted, and the spring is no longer holding its share of the weight.

  3. Part 3The cables

    Garage Door Cable Replacement

There was a sharp crack from the garage, and when you went to look the door had dropped on one side and jammed. A length of cable lies coiled on the floor by the bottom roller.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Every morning the door announces itself: a rattle on the way up, a grinding squeal on the way down, loud enough that the neighbours know when you leave. A spray of lubricant settled it for a day or two, then the racket came back.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

For a few days there was a grinding sound whenever the door started moving. Now the motor spins freely and the door stays exactly where it is.

Answers in plain language

What happens to the opener during the work?

It is disconnected at the release cord and unplugged before any hardware comes off, so the motor cannot pull on a door that is missing a section. After the new section is in and the door has been balanced by hand, the opener is reconnected and tested: its reversal against a board on the floor and its photo-eyes are checked every time, and the open and close limits or the force setting are reset only if that check shows they need it.

Why is the gap much bigger at one corner?

Two causes are common. The door may be hanging out of level because a lift cable has stretched, a drum has crept on its shaft or spring tension is uneven, which drops one corner. Or the slab may have settled or heaved at that end so the floor falls away. The technician checks both before choosing a seal, since a level door and the right seal height together close a wedge-shaped gap.

Will new rollers make my door quieter?

Usually, and often dramatically. Rollers are the only part of the door that touches the track, so most of a door's clatter starts there. Moving from worn steel or bare plastic wheels to nylon ball-bearing rollers changes the sound more than any other single part. The rest of the quiet comes from the same visit: hinges lubricated, loose bolts tightened, the track squared so nothing rubs. Springs can still squeak on their own, and the technician can treat those separately.

Why does the door slam down the last bit?

A door that drops the final stretch is telling you the springs are no longer holding it. As an extension spring loses its temper it gives less pull near the bottom of travel, where the door needs the most support, so the door falls that last foot. Fresh springs matched to the door's weight bring the door down under control and take that shock off the bottom section and the opener.
