How a visit goes

Power outages are part of life here, and a garage door should never trap a car. We check that the emergency release disengages cleanly, that the door is balanced enough for one person to lift, and that the trolley re-engages when the power returns.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 27 in 100 homes · newer homes
  • About 27% of homes in Oakville were built in 1980 or earlier, according to the 2021 Census.Where homes are newer, the garage is usually attached and often has living space over it, so the door forms part of the insulated envelope. Insulated panels, tight perimeter weatherstrip and a good bottom seal make a real difference to the comfort of the room above.
  • Single-detached houses make up about 59% of homes in Oakville (2021 Census). In areas mixing houses with townhouses and condos, a technician often works on several doors on one street, some owned outright and some looked after by management. Scheduling them together saves everyone time, and we are glad to plan a visit that covers the group.

Answers in plain language

Can I just push the roller back into the track myself?

The roller is only the visible part of the problem. Behind it are cables and springs holding the door's weight unevenly, and a door can drop or swing when a section is moved without the load taken off first. A trained technician clamps the door, releases the tension in a controlled way and seats the rollers in order. Leaving it to that process protects both you and the sections themselves.

What information helps when I book?

The size of the door and whether it is single or double, where you see daylight or feel drafts, whether the existing seal is a strip on a wood stop or a one-piece moulding, the colour of the trim, whether the wood near the floor feels soft, and whether the garage is attached or heated. Photos of the closed door from inside with the lights off, and of each corner from outside, are very useful.

My key will not turn in the cold. What is happening?

Meltwater has run down the door face into the keyway during a thaw and frozen overnight, or cold has stiffened old lubricant inside the cylinder. Lock de-icer or gentle warmth frees it; hot water is avoided because it refreezes and can crack cold metal. Afterwards the cylinder is dried and given a dry graphite or PTFE lubricant that sheds moisture instead of trapping it.

Why does the door slam down the last bit?

A door that drops the final stretch is telling you the springs are no longer holding it. As an extension spring loses its temper it gives less pull near the bottom of travel, where the door needs the most support, so the door falls that last foot. Fresh springs matched to the door's weight bring the door down under control and take that shock off the bottom section and the opener.
